Gas Piping Inspections (Local Law 152)

Every NYC building with gas piping must have it inspected by a licensed master plumber once every four years, on a schedule set by community district. Miss the window and the penalty is $10,000.

Who must comply

All buildings except 1- and 2-family homes (occupancy group R-3). Buildings with no gas piping at all must instead file a certification saying so.

What it costs to miss

A $10,000 civil penalty for failing to file by the deadline, on top of the exposure of running unexpected gas defects — and utilities can require the report before restoring service.

How the schedule works

The city divides community districts into four sub-cycles (A–D). Your building’s sub-cycle repeats every four years — for example, districts in sub-cycle C were due in 2026 and are due again in 2030. A licensed master plumber (LMP) performs the inspection and files the GPS1 report in DOB NOW; any unsafe or hazardous condition triggers immediate notification requirements.

The trap: the GPS2 certification is a separate, second filing due 60 days after the inspection. Owners who complete the inspection but miss the GPS2 still count as non-filers.
